For example, if there is a mortgage on the property that is being transferred, a due on sale clause (standard clause in most mortgages) may be triggered and  the entire outstanding principal balance on the mortgage may become immediately due and owing. Also, there may be tax consequences that are not expected. Further, if the property being transferred is located within a Florida HOA or Florida COA, a violation of the association documents may occur if the Grantee(s) is not properly screened and approved.
